Intended to be a mix use real estate development, the main driving factor for this project was the design optimization. Following an iterative process, circulation space was reduced to the minimum while living space, as well as views to the city, were maximized.

The program consists of 8 apartments, a social terrace and 3 commercial offices. The program also required that parking for the offices was independent from that of the apartments. Using the site’s slope to its advantage, the commercial parking garage is housed in the lowest level, entering by the front side, while the apartment’s parking is accessed through a side (more private) street.

The apartments cater to young professionals and foreign executives. Each apartment consists of 1 bedroom, 1.5 bathrooms, kitchen, living room and laundry room. The L shaped floor plan maximizes views to the east for each apartment, while housing all service areas in the back.
